About Michelle Titcombe - Rogers

Michelle advises private clients and investors on residential and commercial real estate opportunities across Dubai, Abu Dhabi and the wider UAE. Before moving into real estate, Michelle spent 25 years in structured finance and investment, structuring and underwriting complex cross-border debt transactions for institutional clients. Her experience includes transactions with individual lending exposures typically ranging from £50 million to £150 million, often as part of substantially larger financing structures. She has also held Chief Risk Officer and capital markets roles in financial tech companies. During her finance career, Michelle worked with organisations including Breal Zeta (Davidson Kempner), HSBC, Wells Fargo and RBS, across complex lending, investment and restructuring situations. She now applies that same institutional investment discipline to real estate. Rather than starting with a project, Michelle starts with the investor's objective and considers the wider investment case: entry pricing, developer strength and financial capacity, payment structure, competing supply, demand drivers, capital deployment, expected returns, downside risk, capital preservation and exit liquidity. Her work spans individual acquisitions and disposals through to the development of diversified UAE property portfolios, with a particular focus on helping clients understand not simply what to buy, but why an opportunity deserves their capital. Michelle also has a specialist interest in the relationship between real estate, wellness and longevity and holds Fitwel certification, bringing an additional perspective to the way health, wellbeing and the built environment can influence long-term property demand and value. Based in Dubai, Michelle works with UAE-based and international clients across residential and commercial real estate and is part of eXp Realty's global network. Outside work, Michelle is an endurance runner, skier, scuba diver and field hockey player. She is also a devoted dog mum and can frequently be found exploring Dubai with Jess, her four-legged sidekick.
