I then source and analyse opportunities that fit, assessed on capital deployment, return, downside risk and exit. That means looking across the whole market rather than one part of it. Off-plan, secondary and commercial all behave differently, and the right answer depends on what you are trying to achieve rather than what happens to be launching. For 25 years, real estate was an asset class I lent against. That means I am used to asking what an asset is worth when things go wrong, not only when they go well. My job is to give you a clear view of the investment case either way.
